Ben Building, Valley Village This multi-family building is in Valley Village, close to the trendy NoHo district of Los Angeles. Art galleries, restaurants and shopping are all close by, with easy access to the major freeways. This non-rent controlled property currently contains 14 large 1 bedroom/1 bath apartments and received approval in February 2008 for a Tentative Tract Map to build 12 condominiums. Architectect’s plans are in place and ready to go. The building is separately metered, has onsite laundry facilities and subterranean parking. Both the interior and exterior of the building have been renovated, and some units were upgraded with new maple and granite kitchen. The building provides steady cash flow, with the option to subdivide into condos later.
